Altamira Urbanization - Heated Swimming Pool

Background information and proposals

 

Over the years there have been several enquiries and requests made to investigate the possibility of one of our community’s six pools to be heated.  We have recently taken professional advice and we feel we can now recommend to you a practical, economic and environmental solution which enables a pool to be used outside of the traditional summer season.

In consultation with a specialist company, Roos-Systems, all six of our pools were examined and it became clear that because of its size and location the lower pool in Calle Cazorla was clearly the most suitable to be adapted.  There is easy access for installation of equipment and the site is aesthetically and optimally situated for using Solar Heating.

 

Solar heating has practically no additional extra running costs and the whole operation is quiet, no disturbance to our neighborhood. The project includes a pergola, hosting solar pipes on its roof beams and this would be situated in the grassed area adjacent to the pool thus providing a shaded area for bathers who do not want to leave the immediate pool area.

This type of heating system has been in operation for more than two decades in Spain and many of the original systems are still in operation.  With the installation of a solar system we can considerably extend the swimming season by increasing the pool temperature an average of 5 degrees centigrade with practically no increased energy costs.  Due to the easy and robust construction the system is conceived for self-installation and easy maintenance using our own plumber.  For additional information please follow the internet sites

Costings

The projected cost of approximately 16,500€ includes the solar system, the pergola (9 x 4.50m), artificial grass, flooring and labor.  The sum also includes 10% for any unscheduled work.

Because of our prudent financial management the capital cost can be paid out of our reserves (still leaving a minimum of 80,000€ in investments) with no need to increase our annual owner management fee.

Additional benefits

 

Like all pools within our community, all owners, their families and renters will be able to use the heated pool.  We believe that irrespective as to whether an owner will use the heated pool it is an additional facility which adds to the attractiveness of living in Altamira.  We are advised that this new enhancement could well have a positive beneficial effect on our property values.

We are sending you this briefing information in advance of our AGM because at that meeting your President and Committee will be asking you, for all the reasons given above, to vote on endorsing our recommendation that we go ahead with this project.  If you are not able to attend the AGM you can, of course, use your proxy vote.  If you support myself and your committee in proposing that we proceed then we will at that time undertake further negotiations to ensure we get the best deal possible.
